Blackwater Community Affordable Housing & Local Support

WARATAH WORKERS’ ACCOMMODATION VILLAGE
In line with Queensland Government guidelines, up to 25 affordable rooms are available at Waratah Workers’ Accommodation Village, Blackwater for eligible households.

Proof of eligibility will be required.

Criteria to be considered an eligible household are: 

  1. The occupier must not be employed by a mining company.
  2. The room must be the occupier’s principal place of residence.
  3. The occupier does not drive-in/drive-out or fly-in/fly-out of Blackwater
  4. The occupation would not contravene a Council local law (Single Accommodation).
  5. The occupier must be an adult i.e., 18 years of age or older.

 The maximum rent that may be charged for an affordable room will be calculated using the Community Housing Rent Calculator (CHRC) developed by the Queensland Government Department of Housing and Public Works, available at: https://rentcalculator.hpw.qld.gov.au/. Applicants must use the median rental pricing for Blackwater from realestate.com.au at: https://www.realestate.com.au/rent/in-blackwater,+qld+4717/list-1. to calculate their base rental rate. The current base rental rate from realestate.com.au is $410.00 per week.

 Additional benefits that are not commonly included in affordable housing have been included by the owner of the village in the room rental charge rates. These benefits are as listed below:

  1. Furniture - Each lockable room contains a bed (single), air-conditioning, TV, bar fridge, and shower/toilet. 
  2. A vehicle space per room is available on site:                
  3. Electricity;
  4. Access to recreation and communal facilities on site;
  5. Laundry Facilities and consumables available on-site;
  6. Security (On Site Manager and Security Camera’s); and
  7. Maintenance of Yard/Communal Area to maintain on-site amenity.

In addition to the base rental rate as calculated above the rent charged to approved eligible households will include weekly costs for food and cleaning of the room. The village provides these services to ensure a high level of on-site amenity is available consistently to all occupants. These extra costs are calculated using the initial FY24-FY25 – daily cost of $44.60 and then each September 30 this cost will be reviewed and adjusted according to the June Quarter CPI all groups.
